What a Cold-Storage Build Involves

From a single walk-in to a full cold-storage expansion, we handle commercial refrigeration construction end to end: site assessment, design, permitting, assembly, and commissioning. As an Oregon CCB-licensed contractor we build walk-in coolers and freezers with proper insulation, cam-lock wall panels, drainage, and condensing-unit selection for restaurants, breweries, grocery, and healthcare facilities.

The part most operators underestimate is what happens before a single panel arrives. A walk-in is not furniture. It is a structural envelope with a refrigeration system attached, and everything about the building it goes into affects how it performs.

Design decisions that set your operating cost

Insulation and R-value. Panel thickness drives how hard the system works for the next fifteen years. A cooler and a freezer do not get the same specification, and skimping on the freezer to save on the quote is a decision you pay for monthly.

Floor and drainage. A floorless walk-in set on a proper screed line with a sealed vapor barrier costs less and gives you a flush entry, but it only works where the slab and drainage support it. Older Portland buildings frequently have floor drains laid out for a completely different use, and rerouting is part of the job rather than a surprise.

Door specification. Door count, swing, and traffic pattern decide how much warm air you pull in every shift. In freezer applications a heated door perimeter prevents the frost and sticking that eventually tears a gasket off.

Condensing configuration. A self-contained unit is simpler and cheaper up front but pushes heat and noise into your kitchen. A remote condensing unit on the roof or in a parking structure moves both outside at the cost of longer, insulated line runs and a siting conversation with the building. In dense urban kitchens, remote usually wins.

How long does a commercial walk-in build take?
A straightforward single walk-in in a space that is already prepped can go up in a few days. A multi-room cold-storage expansion with permitting, electrical work, and rooftop condensing usually runs several weeks. Permitting is the variable that moves most, so we start that early.
Do I need a permit for a walk-in cooler in Portland?
Commercial installations generally require permits, and the specific requirements vary by jurisdiction and scope. As an Oregon CCB-licensed contractor we handle permitting as part of the project rather than leaving it to you.
What determines the size of walk-in I need?
Product volume and turnover, not seat count. We work from how many cases you hold at once, the cubic feet each case takes, and a realistic access and aisle allowance, then add modest headroom for growth. Oversizing wastes energy and floor space, undersizing forces daily deliveries.
Should the condensing unit be remote or self-contained?
Self-contained is cheaper and simpler but dumps heat and noise into the kitchen. Remote moves both outside, usually to the roof, at higher install cost because of the line runs and siting. In a tight urban kitchen remote is almost always worth it. We size and price both in the quote.
Can you reuse an existing walk-in during a remodel?
Often yes. If the panels, gaskets, and door are sound, dismantling and reassembling is meaningfully cheaper than new. We assess condition before quoting reuse so you are not paying to move a box that should be replaced.
What is included in a full-scope build quote?
Site assessment, design, permitting, panel supply and assembly, floor and drainage detail, door and hardware, refrigerant line runs and insulation, condensing unit, controls, electrical coordination, commissioning, and cleanup. Anything excluded is stated explicitly rather than left ambiguous.
What is the biggest driver of build-out cost?
Size first, then condensing configuration. After that, insulation thickness, floor and drainage requirements, door count and type, and permitting complexity. Buildings with limited electrical capacity add cost because the panel work becomes part of the project.
Do you build for healthcare and institutional facilities?
Yes. Hospital and care-facility cold storage, campus dining, hotel kitchens, and food distribution all have documentation and temperature-monitoring requirements that a restaurant walk-in does not, and we build and document to those requirements.
